If your building’s air conditioning adds up to more than 12kW, a TM44 inspection is a legal requirement at least every five years. JSA carries out TM44 inspections for organisations that run comfort cooling offices, labs, campuses, warehouses and public buildings.
Why this matters
A TM44 inspection is not a service visit, and it is not an F-gas leak check. It’s an independent energy inspection of how your cooling is specified, controlled, and maintained. Done properly, it keeps you on the right side of the Energy Performance of Buildings Regulations, gives you a written list of savings you can take to facilities and finance, and sits alongside your F-gas records so both duties are covered.
Many sites only discover they’re due when an audit lands. We plan the inspection around your maintenance records so you’re ready before that happens and because TM44 isn’t tied to service visits, it can be scheduled year-round.
Coordinated inspections
We coordinate all three. When our engineers are on site for a maintenance visit, we plan TM44 and F-Gas inspection dates around it wherever possible, so you’re not arranging separate call-outs for work that could reasonably happen together. Fewer site visits mean less disruption to your building and your team, and a single point of contact who understands the full picture of your system, not just one part of it.
What we do
Review the asset register, controls, and last service / F-gas records. Inspect representative systems on site. Assess sizing, zoning, setpoints and how the plant is used. Produce the TM44 report and recommendations. Lodge the inspection where required and flag the next due date TM44 – energy inspection, every 5 years
TM44 and F-gas, together
F-gas – leak checks and records, every 6 or 12 months depending on charge
JSA already maintains chillers, VRF, splits, and refrigeration. Using the same contractor for TM44 means the inspector is working from live service history, not a guess.
